Definitions matter more than dashboards. Here is exactly what each figure means.
Every advertised unit with its plan, bedroom count, square footage, asking rent, and rent per square foot, averaged by plan and by bedroom type across the comp set.
Advertised specials are read from each property's own site, parsed into their components, and applied to each unit's asking rent over the offer's own lease term to produce a net effective rent. Alternative offers are never added together.
Likely leased is a unit advertised last week and no longer advertised this week. Newly listed is the reverse. Both are inferences from listing changes, not confirmed signed leases, and CompTracer says so on the view itself.
How long each individual unit has been advertised, with the price cuts it has taken along the way. Builds from your completed weekly snapshots.
Derived from advertised availability against each community's unit count. It is an estimate from public listings, labelled that way everywhere in the product. It is not a rent roll.

How it works
CompTracer supports 20 platforms — 19 leasing platforms and property-website systems, plus a listing-site fallback for properties that publish availability nowhere they own. Where a property needs configuration we have not detected automatically, our team completes it before your deal goes live.

Name it, set the market and time zone, choose which bedroom types to track, and pick who receives the weekly report.

Add the communities you want tracked and mark your primary comp. You choose the comp set. CompTracer does not pick it for you.
STEP 3
Each new deal runs a readiness check before it goes live: every community has to return countable data and a resolved concession state. Your first report starts from verified data.
STEP 4
Every Monday, at a time you choose, in your deal's time zone. The dashboard updates, the email goes out, and the Excel workbook is attached. Need a mid-week read? An admin can refresh from the dashboard.

Questions
For every advertised unit in your comp set: plan, bedroom and bathroom count, square footage, asking rent, rent per square foot, effective rent, floor, availability date, the concession that applies, and the source it came from. Sixteen fields per row.
From those rows CompTracer derives availability and estimated occupancy, exposure, rent by unit type, week-over-week rent movement, per-unit price history, days on market, lease-up pacing, concession changes, and net effective rent.
From each community's own public leasing website and the leasing platform behind it. CompTracer supports 19 platforms and property-website systems today, including RentCafe, Entrata, RealPage, Yardi, Knock, AppFolio, ResMan, SightMap, and several operators' own custom sites.
It is not a licensed third-party market database, and it is not a national index. CompTracer watches the specific communities you tell it to watch.
Collection runs once a week, every Monday, at a time you choose, in your deal's time zone. That weekly run is what produces the dashboard update, the email report, the Excel workbook, and the week-over-week history.
Between weekly runs, an account administrator can trigger a refresh from the dashboard, up to three in any ten-minute window. A refresh updates the dashboard only; it never alters your weekly reporting history. Nothing in CompTracer is real time.
The advertised offer is read from the property's own site, then parsed into its components: weeks or months free, a dollar amount off, a waived fee. Each component is valued against the unadjusted asking rent and amortized over the offer's own stated lease term, or twelve months when the offer doesn't state one.
When an offer presents alternatives, each alternative is evaluated separately and the one producing the lowest effective rent is used. Alternatives are never added together. When an offer is scoped to particular floor plans or bedroom types, it is applied only to units that qualify.
Some copy cannot be modelled honestly. An offer whose scope cannot be resolved is one example. In that case CompTracer still shows you the offer, but declines to publish an effective rent for it rather than guessing.
Likely leased means a unit that was advertised in last week's report and is not advertised in this week's. Newly listed means the opposite: advertised this week, not last week.
Both are inferences drawn from changes in what is publicly advertised. A unit can leave a listing page for reasons other than a signed lease. CompTracer does not have access to anyone's leases, and it labels these figures as inferences on the view itself and in the exported workbook.
It says so. A concession CompTracer could not read is recorded as "unable to verify" rather than as "no concession". The two are not the same, and treating a failed check as a confirmed negative would quietly corrupt your comparison.
A weekly run can come back unhealthy for a community in your comp set, either because the source failed or because it collapsed to zero units against a healthy prior week. When that happens the run is rejected and your previous good report stays on the dashboard. A missing update is safer than a wrong one that looks like real data disappeared. The run is retried automatically.
Yes, and you choose it per deal. You add the communities you want tracked and mark one as your primary comp. There is no fixed radius and no algorithm picking comps for you.
Before a deal goes live, it runs a readiness check: every active community has to return countable unit data with a resolved concession state. That's also where we complete configuration for any property that needs it.
The complete product, at the capacity of whichever plan you pick. There is no cut-down trial tier and no feature held back. Every plan runs the same software, so a trial shows you exactly what you would be paying for.
Bear in mind that a few views build from completed weekly snapshots, days on market and per-unit price history in particular, so they fill in as your deal accumulates weeks.
No payment method is collected to start the trial, and nothing is charged during the 14 days. To keep your account, add a card from your billing settings before the trial ends; the plan you chose then begins and is charged at that plan's rate.
If you do nothing, the trial simply ends and the account closes — you are never charged, and there is nothing to cancel. Your deals and history are retained, so adding a card later turns everything back on. We'll email you before the trial runs out. The trial is one per organization.
